Simple upgrades such as home staging, de-cluttering, and a fresh coat of paint in the most frequently used rooms will instantly brighten up the property.

Cleanliness and Staging.

Keep your property uncluttered, sweet-smelling and well-lit from top-to-bottom. Pay attention to details: put away the kitty litter, place a vase of fresh flowers near the entryway, removal excess personal photos, have your carpets cleaned, and declutter, declutter, declutter. These all factor into first impressions and can potentially be deal makers or breakers. The Price Is Not Always The Only Thing.

Price is not always the only determining factor when accepting an offer for several important reasons: the initial offer is usually not final, and there are a number of terms and conditions that may influence the final outcome of a price. You can trust our professionals to help you thoroughly evaluate every proposal without compromising your marketing position. Remember do not get caught up on one thing, there are many factors you can use to leverage your negotiating. You only get one chance to sell your property, it is your agents job to get you the most money and most attractive dates.

Negotiating The Right Way.

We take responsibility of fairly negotiating contractual terms. It is our job to find a win-win agreement that is beneficial to all parties involved. You may even have to deal with multiple offers before choosing the one you feel is most suitable for you – and as your agents, we will provide a thorough and objective assessment of each offer to help you make the choice thats best for you.

After The Accepted Offer.

Be prepared to be available to let trades, home inspectors and other professionals through your home. This is when the Buyer and Buyers agent will do their due diligence to satisfy the conditions laid out in the accepted offer.

MOVING AND FEES

Adjustments.

Your lawyer or notary will be able to calculate and explain how much money is owed to who on closing day. The lawyer ensures that all money paid for (rent, your mortgage, interest, property tax…) is corrected and both the buyer and seller are charged accordingly.

Legal Fees.

Legal fees are dependant on the lawyer or notary but depending on the price. If you need recommendations I am happy to give you a list of some we work with.

Mortgage Fees.

Depending on the mortgage lender there may be fees associated with discharging or transferring a mortgage. It is best to speak with your lender to get a more accurate number of these fees.

Moving Costs.

These are totally dependant on the amount of stuff you are moving and the distance its being travelled. Take into considerations things such as; storage costs, gas, movers, and many others.
